How to Make Your Rental Application Stand Out

One of the most common questions we receive as property managers is: “How can I make my application stand out from the rest?”

With the competitive rental market in Queensland, it's more important than ever to submit a strong application. Here are five key tips to increase your chances of securing a rental property:

1. Add a Cover Letter

A cover letter is a great way to make a strong first impression. It doesn’t need to be long—half a page to one full page is enough—but it should provide a brief introduction to each applicant. This gives the landlord additional insight into who you are beyond the standard application details. Including a clear, friendly photo of the applicants (and any pets) can also be beneficial.

2. Ensure All Fields Are Correctly Completed

Double-check your application before submitting it. Incomplete or incorrect details can delay processing, which may reduce your chances of securing the property. The first morning after the inspection is when property managers begin reviewing applications, so having everything in order ensures your application is considered without delays.

3. Attach All Supporting Documents

Supporting documents are crucial for a smooth application process. Make sure to include:

  • At least your last three payslips (or a tax return summary if self-employed)
  • A bank statement showing income deposits
  • A rental ledger (if applicable)
  • Photos of your current home to demonstrate how you maintain a property
  • A reference letter from your current landlord or property manager

If you’re renting through an agency, you can request a copy of your most recent routine inspection report to provide additional proof of your rental history.

4. Make a Good Impression at the Inspection

Treat the property inspection like a job interview. Property managers often provide feedback to landlords, and if there are multiple applicants, small details can make a difference. To leave a positive impression:

  • Arrive on time
  • Introduce yourself to the agent
  • Present yourself well
  • Show genuine interest in the property

5. Follow Up Professionally

Sending a quick email or making a phone call the morning after the inspection is a good way to confirm that your application has been received and is being processed. A single follow-up within the first 24 hours is enough—property managers handle large volumes of applications, so persistent follow-ups can be counterproductive.

By following these tips, you can strengthen your application and improve your chances of securing your next rental home. Best of luck with your search!
